What Credit Score Do You Need for an Airbnb Loan?

Most short-term rental loans look for a credit score around 660 to 680 — and lower scores still have options. The score isn’t what qualifies the deal; the property’s income does that. Your credit sets the floor and shapes the pricing, not whether the loan happens at all.

That’s the part that surprises people coming from the conventional-mortgage world, where your score is everything. On an income-based investment loan, the property carries the weight. Your credit is one input, not the verdict.

What the credit score actually does

On a DSCR loan (debt-service coverage ratio), the lender qualifies the loan on whether the rent covers the payment. Your credit score does two narrower jobs:

  • Clears a minimum. Most programs set a floor — commonly in the 660–680 range, with some going down to around 620.
  • Shapes your terms. A higher score earns better pricing and a lower down payment; a lower score means a higher rate or a bit more down. It’s a dial, not an on/off switch.

Roughly how it breaks down

  • 720 and up — the best terms available on the program.
  • 680–719 — solid, standard terms.
  • 660–679 — workable; this is a common floor.
  • 620–659 — still possible on some programs, usually with more down or a higher rate.
  • Below 620 — harder, with fewer programs, but not always a dead end.

A blemish isn’t automatically a no

A single late payment is very different from a pattern. Major events — a past bankruptcy or foreclosure — usually carry a seasoning period (a set amount of time that must pass), but once you’re past it, the door reopens. The cleaner the recent history, the better, but one old mark rarely sinks a cash-flowing deal.

No U.S. credit at all?

If you’re a foreign national with no U.S. score, you’re not stuck — those programs don’t use a FICO at all, qualifying on the property and your down payment instead. That’s a different lane, and it’s wide open.

A typical deal

A scenario I see often: an investor with a 680 score buying a short-term rental that cash-flows on its AirDNA projection. The score clears the floor, the property covers the payment, and it closes on standard terms. A 640 on the same property still works — just with a little more down.
