Can You Refinance a Rental Property Without Tax Returns?

Yes — you can refinance a rental property without handing over a single tax return, W-2, or pay stub. A DSCR refinance qualifies on the property’s rent measured against the new payment, not on your personal income. It works for both a rate-and-term and a cash-out refinance, and it’s one of the most useful tools an investor has.

Why no tax returns?

On an income-based refinance, the question isn’t “how much do you personally earn?” — it’s “does this property’s rent cover its payment?” That’s the DSCR. Because the property answers the question, the lender doesn’t need your tax returns to underwrite it. Your personal income simply isn’t the basis of approval.

Who this helps most

  • Self-employed investors whose tax returns are complicated or don’t reflect real cash flow.
  • Investors with heavy write-offs — the deductions that lower your taxable income (and would sink you on a conventional loan) don’t matter here.
  • Foreign nationals with no U.S. tax returns at all.
  • Anyone who’s simply tired of documenting every line of their financial life to refinance a property that pays for itself.

What you show instead

Rather than tax returns, the file leans on the property and a few straightforward items: the lease or an appraiser’s market rent (to establish income), the appraisal (to establish value), your credit score clearing the program’s floor, and documented reserves. Clean and property-centered.

Works for cash-out too

This isn’t limited to swapping for a better rate. You can pull equity out — a cash-out refinance — the same no-tax-return way, as long as the larger payment still clears the DSCR and the loan stays within the cash-out loan-to-value cap. That’s how investors free up capital for the next deal without opening their tax returns. Many landlords refinance a rental property this way every year.

A typical deal

A scenario I see often: a self-employed investor whose tax returns show low income after write-offs, sitting on a rental with real equity. A conventional cash-out would stall on the tax returns. We refinance on the property’s rent instead — it clears the DSCR — and pull equity out, no returns required. The write-offs that would’ve been a problem never entered the conversation.
