What Is a Blanket Loan, and How Do You Finance a Portfolio?

A blanket loan is one loan secured by several properties at once — a way to finance or refinance a whole portfolio of rentals under a single loan instead of juggling a dozen separate ones. For an investor with multiple properties, it’s often the difference between a manageable balance sheet and a mess of individual mortgages.

One loan across many properties

Instead of a separate loan on each rental, a blanket loan wraps multiple properties into one — one loan, one payment, one closing. Investors use it two ways: to acquire several properties together, or, more commonly, to refinance a portfolio they already own into a single consolidated loan.

Why investors use it

  • Simplicity. One payment and one lender relationship instead of many.
  • Efficiency. One closing and one set of costs rather than repeating the process per property.
  • Equity access. A portfolio cash-out can pull equity from across all the properties at once — capital for the next acquisition.
  • Scale. It’s built for investors growing past the point where property-by-property financing is practical.

The release clause matters

A common concern: what if you want to sell one property? A well-structured blanket loan includes a release clause, which lets an individual property be sold and released from the loan — the sale pays down an agreed portion, and the rest of the portfolio stays financed. Without that clause, selling one can be awkward, so it’s worth getting right up front.

How it qualifies

The underwriting logic is familiar: the combined income of all the properties measured against the total debt — the same coverage test as a single property, applied across the portfolio. Strong aggregate cash flow is what makes a blanket loan work.

A typical deal

A scenario I see often: an investor with eight rentals, each on its own loan, tired of eight payments and eight statements. We refinance the portfolio into one blanket loan with a release clause, consolidating the debt and pulling some equity for the next purchase. One loan replaced eight — and freed capital to keep growing.

Have a portfolio to consolidate?

If you’re managing multiple loans across multiple rentals, one blanket loan may simplify all of it. Tell us about your deal and we’ll run it — in English or Spanish.
