Cash-Out Refinance Rules by Property Type

Cash-Out Refinance Rules by Property Type

Cash-out refinance rules change with the property type: leverage caps, DSCR floors, and documentation all shift as you move from a single-family rental to a condo or a commercial building. Investors often assume one set of cash-out refinance rules covers everything they own. In reality, lenders price risk by asset class first and by borrower second. Knowing each property’s caps before you apply helps you tap the right equity at the best terms.

Why cash-out refinance rules vary

Every lender asks the same question: how easily could this property be resold if the loan goes bad? Houses sell fast, so they earn the highest leverage. Condos depend on the health of their associations, and commercial buildings depend on their tenants. Fannie Mae publishes different cash-out LTV limits by property type for exactly this reason, and DSCR and commercial lenders write their own cash-out refinance rules with the same logic.

Houses and 2–4 unit rentals

Single-family rentals get the best cash-out terms in the DSCR world. Most programs allow 70 to 75 percent LTV once you meet ownership seasoning, usually three to six months. Duplexes through fourplexes price close behind, typically about five points lower. Check that the property’s rent still covers the bigger payment with our DSCR calculator before you order the appraisal.

Condos, condotels, and larger buildings

Warrantable condos usually give up about five points of LTV versus a house, and the lender reviews the association’s budget and insurance. Condotels and non-warrantable condos move to specialty programs, where 60 to 65 percent is common. Buildings with five or more units cross into commercial territory. There, lenders size the loan on net operating income, want a 1.20x to 1.25x DSCR, and often add reserve requirements.

Typical cash-out caps by property type

  • Single-family rental: up to 75 percent LTV with a solid DSCR and clean seasoning.
  • 2–4 units: usually around 70 percent, with rents from all units counted.
  • Warrantable condo: 65 to 70 percent, plus an association review.
  • Condotel or non-warrantable condo: 60 to 65 percent through specialty DSCR programs.
  • 5+ units and mixed-use: 65 to 70 percent, sized on NOI and debt yield.

A typical deal

An investor owns a free-and-clear triplex in West Palm Beach worth about $600,000. The three units rent for a combined $5,700 a month. A DSCR lender offers a 70 percent cash-out, or $420,000, and the rents cover the new payment at roughly a 1.27x DSCR. Because a triplex is still residential, the closing looks like any rental refinance — no commercial reports required. The investor uses the proceeds as down payments on two more rentals.
