- LocationOrlando, FL
- FinancedOctober 2026
65% LTVcash-out on a condo-hotel
The situation
An investor living in Brazil owned a condo-hotel unit in Orlando and wanted to take cash out of it.
The challenge
Condo-hotels are a niche. Many lenders won’t finance them at all, and fewer will do a cash-out for an owner who lives abroad.
How it closed
We placed the file with a lender that finances condo-hotels for foreign nationals and secured a cash-out refinance at 65% LTV.
The result
She turned part of her equity into cash without selling the unit.
Condo-hotel terms vary by building and lender. Results depend on the property, the borrower and market conditions. Client details are anonymized.
Refinancing a West Palm Beach triplex after a flat appraisal
- LoanRate-and-term refinance
- PropertyRental triplex
- LocationWest Palm Beach, FL
- ClosedAugust 2026
Almost $1,000lower monthly payment
The situation
The owner bought this triplex in 2023 and paid a premium for it. Three years later, his loan still carried a rate in the high 8% range, and he wanted to bring the payment down.
The challenge
The new appraisal came in no higher than his 2023 purchase price. On that value, the loan he needed sat slightly above the program’s standard LTV limit.
How it closed
We took the file back to the underwriter and obtained an exception for a slightly higher LTV, so the refinance could go through.
The result
His monthly payment dropped by almost $1,000. He’s a returning client.
Underwriting exceptions are decided case by case and aren’t guaranteed. Results depend on the property, the borrower and market conditions. Client details are anonymized.
Buying a West Palm Beach duplex with 20% down, qualified on its rent
- LoanPurchase, qualified on rent
- PropertyDuplex
- LocationWest Palm Beach, FL
- ClosedJune 2026
About 16%yearly return on his cash in the deal, based on NOI
The situation
An investor was buying a duplex in West Palm Beach as a rental.
How we financed it
We qualified the loan on the property’s rental income (a DSCR loan), so his personal income didn’t drive the approval, and financed 80% of the price with 20% down.
The result
Based on the property’s net operating income, the cash he put in (down payment plus closing costs) earns about 16% a year.
Return = the property’s annual NOI divided by the down payment plus closing costs. Results depend on the property, the borrower and market conditions. Client details are anonymized.

25% downon a foreign national purchase
The situation
A buyer living in Argentina wanted to purchase a luxury condo in one of Hallandale Beach’s oceanfront towers and finance most of the price.
The challenge
Her income and finances were in Argentina, so the US lender needed them documented in a form it could rely on.
How it closed
We documented her finances with a letter from her CPA in Argentina, and the lender approved the loan with 25% down.
The result
She closed the purchase in February 2022, financing 75% of the price.
